Several buildings, one manager

A business park spreads offices, flex space and light industrial users across several buildings that share parking, landscaping and often amenities. The owner is responsible for lobbies, restrooms and grounds, while tenants care about their own suites. Oakland Cleaning Co cleans both under a single program, so the property manager deals with one contact.

For a single company’s workplace, our office cleaning page is the right starting point. This page is about the campus that surrounds those offices.

Oakland’s business parks

Business parks across the city mix multi-story office buildings, flex and research space, medical suites and distribution buildings.

Properties like these share a pattern: several buildings, tenants with very different hours, and a manager balancing many leases at once.

Business parks also face conditions a high-rise does not: wind pushing dust and litter into entries, trucks crossing shared lots, and warehouse crews using the same restrooms as office tenants. The plan accounts for each of these, with more frequent entry and restroom service in buildings where dock and warehouse staff share the common areas with office users.

Lobbies, corridors and common restrooms

Every building’s lobby, corridors, elevators and stairwells are cleaned on the owner’s schedule. Entry glass, directories, elevator doors and call panels, rails and drinking fountains are wiped, and floors are vacuumed or damp-mopped for their surface. Common restrooms are cleaned, disinfected and restocked, with visit frequency set by traffic.

Lobby tile and corridor carpet go on periodic schedules through commercial floor care and commercial carpet cleaning, booked on weekends.

Suites cleaned on each tenant’s calendar

Tenants who buy cleaning through the landlord get individual suite plans with their own task lists, visit days, entry instructions and alarm and key notes. A logistics office running early shifts is cleaned in the afternoon; a professional office next door is cleaned in the evening.

When a tenant moves out, the vacated suite can be cleaned for the next lease, and new build-outs can be finished with post-construction cleaning before move-in.

Amenity rooms and shared spaces

Fitness rooms, tenant lounges, cafés and conference rooms make a park easier to lease. Fitness equipment is wiped, mirrors are polished and rubber floors are cleaned; lounges and cafés get tables, counters, sinks and appliance fronts cleaned; and conference rooms are reset after each event.

Showers, bike rooms and mail rooms are included on the route, since tenants use them daily.

Outdoor touchpoints and porters

Entry doors and glass are cleaned, entrance matting is vacuumed and moved so traffic wears it evenly, smoking and break areas are swept and cleared, and outdoor tables are wiped. Walkways and trash enclosures can go on a pressure washing schedule, and planting beds can join through commercial landscape maintenance.

A day porter can move across buildings during business hours, checking restrooms, handling spills, tidying lobbies and responding to the manager’s requests.

Starting service building by building

The first step is a building-by-building tour of the park with the property manager. We note each lobby’s floor surfaces, where the restrooms sit on every level, which suites are joining the plan, where keys and alarm panels are kept, and which doors trucks and warehouse crews use. That walk becomes a checklist for each building and a weekly calendar showing which night every building and suite is cleaned.

For the opening month, a supervisor reviews each building and adds visits where traffic proves heavier than planned, such as a restroom near the loading docks or a lobby beside the busiest parking row. Oakland’s wet winters bring mud in from the lots, so mat swaps and lobby floor visits step up from late fall into spring. Changing providers? Our guide to switching cleaning companies covers how to plan the handoff.

Inspections and pricing

The property manager receives one plan covering every building. Supervisors walk the park on quality inspections and share what they find with the property manager, and a certificate of insurance goes to the owner and manager.

Price follows the number of buildings, common-area square footage, restroom count, participating suites, porter hours, amenity rooms and outdoor work. Common areas and tenant suites are priced on separate lines to make tenant billing simple. Arrange a walkthrough on the contact page.

A few useful answers

Common questions.

Can one plan cover every building in the park?

Yes. All buildings, common areas and participating tenant suites run on one plan with one contact for the manager.

Will a tenant who works nights get a different cleaning slot?

Yes. Each participating suite has its own calendar, task list and entry instructions, built around that tenant’s hours.

Do you clean outdoor break areas and entrances?

Yes. Entry glass, mats, smoking and break areas, outdoor tables and trash enclosures are part of the route.

Why not just use office cleaning for a business park?

Office cleaning covers one workplace. A park program also covers shared buildings, amenities and grounds, plus many tenant suites under one manager.

How does service start when the park has many buildings?

We walk every building with the manager, then send a checklist and calendar for each building and each participating suite before the first night of cleaning.
