Kitchens that never see a diner

Delivery-only kitchens cook for app orders and courier pickups. Several brands share a building, each in its own unit, with a common packing area, a pickup counter and a driver lobby. Because orders flow nearly all day, these sites get dirty faster than a standard restaurant and offer fewer quiet hours to clean.

Oakland Cleaning Co takes care of the shared spaces and services individual units at the times each brand chooses.

Delivery kitchens in the East Bay

Delivery-only kitchens range from purpose-built units to virtual brands run from existing restaurant lines after hours.

Some shared kitchens also rent units to delivery-only tenants. Every version faces the same problem: heavy use with very little downtime.

Working in the gaps

We schedule around the lunch and dinner peaks, usually in the mid-afternoon lull and late at night. Daytime resets follow a fixed loop: packing counters, shared sinks, the main walkway, trash and recycling rooms, then restrooms and the break area.

Overnight shifts carry the heavy work: degreasing walls and equipment fronts, scrubbing quarry tile or sealed concrete, clearing floor drains and washing mats. Units that book their own cleaning are cleaned in each brand’s chosen window.

Each daytime loop finishes at the hand sinks and the trash room, the two places a busy line stops looking after first. Soap and towel dispensers are refilled, sink basins are wiped, liners in the shared bins are changed and the trash room floor is swept and mopped, so the evening shift starts with the basics in place and nobody has to step away from orders to deal with them.

Packing counters and the pickup zone

Packing counters decide how an order looks when it arrives. Counters, label printers, bag racks and container shelving are wiped clear of drips and crumbs, and the floor beneath the line is mopped so film and cardboard scraps do not pile up.

The pickup zone takes the most foot traffic in the building. Pickup shelves, order screens, door glass and handles are cleaned, entry mats are vacuumed or swapped, and the lobby floor is wet cleaned so couriers do not walk street grime toward the kitchens. Sidewalks and the area around the bins can join a pressure washing cycle.

Walk-ins and floor drains

Shared cold storage is cleaned on a regular schedule: floors, gaskets, door handles and shelving, with each brand’s product moved and returned. Spill-prone shelves are wiped so one brand’s sauces never drip onto another’s prep.

Floor drains are flushed and grates cleaned to keep standing water and odor out of the packing zone.

Paired with shared kitchens

Some Oakland buildings rent private units to delivery brands and hourly stations to caterers and bakers. The hourly side needs changeover resets, described on our shared kitchen cleaning page, and both can run on a single plan.

Restrooms, lockers and the break room are cleaned and resupplied every visit. Crews are background-checked, and supervisors carry out quality inspections and send findings to the site manager.

When a unit changes hands

Delivery brands move in and out of these buildings, and an empty unit is hard to lease while the last tenant’s grease is still on the walls. A turnover clean takes the unit back to bare, clean surfaces: walls wiped from top to floor, shelving and equipment stands degreased, sinks descaled, and the floor and drain scrubbed. Pickup shelf space the outgoing brand used is cleared and wiped as well.

Units built out or remodeled before a brand moves in are cleared of dust and debris through post-construction cleaning. Either way, the operator books the turnover for the day the keys come back, and the unit is ready for the next tenant’s walkthrough.

Pricing

Price reflects the number of units and brands, shared packing and corridor space, daytime resets, overnight floor and drain work and cold storage size. If you want someone on site through the evening rush, porter hours appear on the quote as a separate line, so you can scale them up for weekends and holidays.

A few useful answers

Common questions.

Can you clean a delivery kitchen that runs from morning to midnight?

Yes. Short resets fit between the meal peaks, and floors, drains and degreasing are handled overnight.

Does the courier lobby get cleaned each time?

Yes. Pickup shelves, order screens, door glass, mats and the lobby floor are cleaned on every visit.

Can brands in the same building book different times?

Yes. Each brand that buys unit cleaning picks its own window, while shared areas follow the building’s routine.

What separates a ghost kitchen from a shared kitchen?

A ghost kitchen leases private units to delivery brands; a shared kitchen rents hourly stations, so its cleaning centers on changeovers between bookings.

Can you clean a unit after a brand moves out?

Yes. A turnover clean degreases walls, shelving and equipment stands and scrubs the floor and drain so the unit is ready for the next brand.
