Supplies planned zone by zone
A commercial property uses consumables in very different ways from one area to the next. Tenant restrooms on an office floor empty steadily through the workday. A warehouse break room and locker area get hit hard in short waves at every shift change. An apartment building’s amenity restroom and mail room bins see residents at all hours. Oakland Cleaning Co plans supplies the same way we plan the cleaning: by zone, with each part of the building stocked for how it is actually used.
The product range is focused on what those zones go through. Restrooms take bath tissue, multifold and roll towels, hand soap, toilet seat covers and bin liners. Staff rooms and kitchens take towels, soap and heavy-duty trash bags. Lobbies, leasing offices and reception desks take hand sanitizer and liners for the bins by the door. We also provide and mount the dispensers each of those spaces calls for.
Crew stocking, if we clean too
If we also clean the property and you want our products on the shelves, stocking can happen during each visit instead of as a separate errand; keep buying your own and the crew simply loads from that. The crew refills every dispenser in the zones on the schedule, relines the bins it empties, tops up sanitizer and checks the stock on the shelf before leaving. Low counts are logged, so the next delivery covers them and the restrooms never sit empty between visits.
Sites that run around the clock benefit most. At a distribution building or a clinic with long hours, our day porters can refill restrooms and break rooms between shifts, and supervisors check stock during their quality inspections so a heavy week never catches the building short.
Delivery only, for self-cleaning properties
Not every property needs a cleaning crew from us. Buildings with an in-house engineer, an on-site maintenance tech or a staff that handles its own cleaning can buy their stock from us without the cleaning. We set the list and quantities with the property manager and deliver them on a schedule you pick to the janitor’s closet, storage cage or maintenance room.
Your staff carry on cleaning the way they always have and stop tracking orders. For a manager responsible for several buildings, that removes one recurring chore from every address on the list.
Dispensers that match the refills
Older buildings have often been through several owners and tenants, and their restrooms show it: a different towel holder on each floor and soap units nobody can find refills for. We fit one consistent line of dispensers across the property and carry the refills that line takes. Every floor takes the same refills, and nothing is wasted on rolls that do not fit.
Prefer to keep what is on the wall? We source refills for your existing units. When a tenant improvement adds a restroom or a break room, its dispensers are mounted and it joins the stock list.
A par level for each restroom
Every restroom in the plan gets its own par: a fixed reserve of rolls, towel packs, soap cartridges, cover boxes and liners held for it in the supply closet. We set the figures with you from headcount, the number of fixtures and how busy each restroom gets, then bring the shelf back to par at each visit or delivery.
Par levels make the closet easy to read. Anyone can open the door and see whether the third-floor restroom is covered for the week, and a new tenant or added shift simply means a recount and a new number.
Fewer vendors for the property manager
Property and facility managers in Oakland juggle enough vendors already. When supplies come from us, there is no store run to manage, no reorder reminders and no cases left in the lobby. If we also clean, the crew that knows the building can keep it stocked; if we clean and you would sooner supply your own products, that is fine, and supplies never require our cleaning.
For the kitchens and break rooms, our breakroom and pantry restocking adds coffee, snacks and drinks on a list of its own.
Building types and what they draw on
In an urgent-care clinic or medical office, staff wash their hands before and after each patient, so soap and paper towels run down faster than the visitor count suggests. An office tower repeats the same restroom core on floor after floor, which multiplies what one building has to hold in reserve.
In a warehouse or flex building, shift work sends each crew through the same break room and restrooms, which keeps liners, trash bags and towels moving. Storefronts and restaurants with restrooms open to customers see traffic through business hours, and apartment buildings need trash bags and liners for their shared spaces.
Pricing factors
We price supplies zone by zone: the people each zone serves, its restrooms and staff rooms, the traffic they carry, the grade of product you pick, and how frequently stock arrives. Dispensers are quoted by type and count, and every line is spelled out in the quote.
A few useful answers
Common questions.
Can a property that cleans in-house order supplies from Oakland Cleaning Co?
Yes. Supplies-only delivery runs on its own schedule, with the same stock list and par levels, and needs no cleaning plan.
We have a different dispenser on every floor. Can you fix that?
Yes. We replace the mix with one dispenser line across the building, so the same refills fit every floor.
How do supplies work for a warehouse that runs more than one shift?
We set par levels for the break room, locker area and staff restrooms around the shift pattern, and porters can refill them between shifts.
Can crews refill the restrooms on every cleaning visit?
If you want them to. With our products, the crew refills dispensers, relines bins and checks closet stock each visit, and anything low goes on the next delivery. With your own stock, they load from that instead.
