The space no single tenant owns
In a building with many tenants, everyone walks through the lobby, rides the elevator and uses the restrooms on the shared corridor, yet nobody’s lease makes those spaces their job. They land on the property manager. Tenants form their opinion of the building in exactly those places, and an owner touring the property sees them first.
Oakland Cleaning Co takes that common footage off your list. We build a route through the entry, the elevator cabs, the corridors, the shared restrooms, the stairwells and the back-of-house areas, then set each one on the frequency its traffic calls for.
When tenants want cleaning inside their own suites, those spaces can join the building’s schedule with a checklist of their own. One firm’s office can get nightly service while a smaller suite down the hall is cleaned twice a week, and both run on a single route with one crew walking the building. For buildings that are mostly office space, our office cleaning page covers the in-suite routine in detail.
Entry, lobby and elevator cabs
Fingerprints on the front glass, scuffs on the elevator doors and a dull lobby floor are what a tenant notices on the walk in. Our crews clean the entry doors and sidelights inside and out, polish the stainless on elevator doors and cab walls, vacuum the grooves of the door tracks and wipe the call buttons, the directory and the concierge or security desk.
Stone lobbies get their own attention. Marble and terrazzo can be cleaned and polished on a set cycle through our commercial floor care, and the walk-off matting at each door is vacuumed out so less street grit reaches the corridors upstairs.
Corridors, shared restrooms and stairwells
Each floor’s common hallway is vacuumed or mopped edge to edge, with baseboards, suite door frames and drinking fountains wiped along the way. Shared restrooms are scrubbed and disinfected from partitions to floor drains, and the dispensers are refilled so no tenant has to call the office about an empty roll.
Stairwells, the mailroom, the bike room and the corridor to the loading dock are swept and spot-cleaned on the same pass, because tenants use the back routes as much as the front door.
Vacancies and turnovers
A suite that sits empty after a move-out loses its appeal fast. A one-time turnover clean wipes down walls at touch height, cleans the kitchenette and private restroom, washes interior glass and resets the floors, with carpet extraction or a strip and refinish of vinyl tile where the surface needs it. The space is ready to show and ready for the next tenant’s furniture.
After a tenant improvement project, post-construction cleaning takes the drywall dust off ledges, vents and fixtures before keys are handed over.
Daytime coverage and the outside
A lobby that stays busy all day can have a porter on duty while tenants are in. Our day porter service keeps the lobby glass clear, checks the shared restrooms, deals with spills and keeps the trash rooms in order while tenants are in.
The frontage matters too. Pressure washing clears the sidewalk, the entry plaza, the garage ramp and the trash enclosure, and landscape maintenance keeps the planters and lawn strips neat, so the curb view matches the lobby.
Insurance papers and inspections
Your file gets our certificate of insurance, as every client’s does. Behind it, Oakland Cleaning Co is insured and bonded, with workers’ compensation covering the crew. Crews are background checked before they are assigned to a building, and supervisors carry out quality inspections so problems get caught before a tenant has to report them. Your key, alarm and sign-in procedures become part of the written plan.
Oakland’s multi-tenant buildings
Multi-tenant property in Oakland ranges from downtown towers with banks of elevators and stone lobbies to two- and three-story professional buildings along the commercial corridors. Uptown and the waterfront mix shops on the ground floor with offices or apartments above, and converted warehouses are split into studios and small suites around shared halls. Each layout puts the cleaning effort in a different place, so the plan starts with a walk through your building. For residential buildings, see apartment building cleaning.
Send us the address, the floors and suites to include and the hours tenants are in, and we will come back with a written quote that covers the common areas, any tenant suites and the exterior work together.
A few useful answers
Common questions.
Can common areas and some tenant suites be quoted and scheduled together?
Yes. The common areas and each suite you add are written up separately, with their own tasks and visit days, yet the whole building runs on one schedule.
What does a turnover clean of a vacant suite include?
Walls at touch height, the kitchenette, any private restroom, interior glass and the floors, with carpet extraction or a vinyl tile refinish added when the surface needs it.
Will we get a certificate of insurance for our files?
Yes. It goes to the property manager when service begins, so the owner’s file is complete from the first night.
Who checks that the cleaning is being done well?
Supervisors run quality inspections of the building, so a missed corridor or an empty dispenser is caught and fixed without a tenant having to call you.
Can one company handle the lobby, the floors and the landscaping?
Yes. Interior cleaning, floor care, pressure washing and landscape maintenance can all be quoted together, each on its own schedule.
